Pre-paid closing costs

This cost is based on the number of days remaining in the
month that the loan closes. It is the loan amount multiplied by the
interest rate divided 365 and multiplied by the number of days. |

Additional funds would usually be credited from seller for a pro-rata
portion of the tax year. |
2 to 13 months of real
estate taxes. There needs to be enough in the escrow account at the
time the tax is due so that it can be paid in full + a safety margin.
Tax and insurance escrows are normally required on loans with 80% loan to
value ratio or less. |
